Legal notices # Notice of revocation of power of attorney through a notary in Dubai Revoking a power of attorney is only half the job. The agent, and the banks, offices and buyers who deal with the agent, also need to know. A notice of revocation sent through a notary public gives them that in writing, with a record of when it was sent. Under the UAE Civil Transactions Law, a contract made by an agent who, like the other side, did not know the power had ended can still bind the principal, so telling people matters. Before you go ## What to bring * Your original Emirates ID or passport. * The power of attorney you are revoking, or a copy with its number and date. * The agent's full name, ID details and address. * A list of the banks, offices or people who hold a copy. * For a company power: the trade licence and the resolution that allows the revocation. WhatsApp requests are answered 24/7. * The principal may revoke or restrict an agent's authority at any time, unless the power involves a right of a third party or was given in the agent's own interest (Article 898). * Revoking at a bad time or without an acceptable reason can make the principal liable to compensate the agent (Article 899). * If neither the agent nor the person dealing with the agent knew the power had ended, a contract they made can still bind the principal (Article 144). * The law does not set a method for telling the agent. A notice attested by a notary public is clear proof. * For a Dubai property power of attorney, the Dubai Land Department runs a free cancellation service. ## Who to tell * **The agent,** at the address in the power of attorney or the last one you know. * **Anyone who holds a copy** or acts on it: a bank, a developer, a school, a company registry or a buyer. * **Sub-agents.** Revoking the main power revokes the sub-agencies made under it by law (Article 903). * **For a litigation power,** the court file: an agent for litigation who acts after learning of the dismissal is liable, while acts before they knew remain effective (Article 902). It names the principal, the agent and the power, and says it is revoked from a stated date. 3. **Sign before the notary public** Our in-house notary public checks your ID and attests the notice. 4. **Serve it on the agent** At their address, with the proof of service kept for your file. 5. **Send copies to everyone who relies on the power** Banks, developers and offices on your list. 6. **For Dubai property,** also use the Dubai Land Department's cancellation service. ## Dubai property powers of attorney The Dubai Land Department offers a service called "Power of Attorney cancellation notarization application", to stop an agent acting under a property power. It is published as a free service, handled at the Land Department's main headquarters with Dubai Courts as partner. It asks for an electronic copy of the UAE ID of the client and the attorney, or a valid passport for non-resident foreigners. The law does not set a method, but it protects people who did not know the power had ended. Telling the agent, and everyone who deals with them, in writing is how you stop the power being used. ### Can the agent refuse the revocation? The principal may revoke at any time, unless the power involves a right of a third party or was issued in the agent's own interest. In those cases it can only be ended with the consent of the person it protects. ### What if the agent lives abroad? The notice goes to the agent's address abroad. Keep the proof of sending and delivery for your file. ### Do I need to publish the cancellation in a newspaper? We found no UAE rule that requires it.
